December 2022 was difficult for anyone trying to claim for property damage, as insurers were inundated with claims following pipes bursting after a prolonged cold snap.
Mr H reported a commercial water damage claim to his insurers in January 2023. The policyholder’s tenants had discovered significant damage when a frozen pipe inside the attic burst. Being a responsible landlord, he arranged alternative accommodation for the young family at a significant cost but encountered difficulty when he found his insurers and their appointed loss adjusters unresponsive.
However, our client’s letting agent knew Oakleafe could help and contacted us in February 2023.
On instruction, we immediately arranged for installing drying equipment to arrest the mould that was beginning to form and for a suitably qualified team, led by a chartered building surveyor, to determine the full extent of the damage.
Following a tender exercise to ensure value for money, repairs were progressed with a top insurance repair contractor.
In the meantime, we assisted the owner and his agent with advice on the claim for the tenant’s accommodation, as the insurers were not pleased about the rising costs.
A collaborative approach allowed for a solution for all, ensuring our client was not out of pocket and his tenants could return to a happy and comfortable property after the successful repairs.
