Oakleafe were engaged by both the upstairs and downstairs owners of a converted barn in Stirlingshire when the tenant in the upstairs flat accidentally left some decorating materials on his hot cooker.

After the tenant left the property, a serious fire broke out, causing significant damage to the roof’s structure and burning out much of the upper flat. The emergency services eventually extinguished the fire, but the volume of water required caused severe damage to the family home downstairs.

Our expert loss assessors dealt with both insurers, helping our clients to engage suitably qualified professionals who demonstrated the need for the roof to be replaced.  Following a tender exercise and the instruction of a vetted contractor, works were carried out apace, with both properties nearing completion and readiness for re-occupation.

Unfortunately, in this case, the landlords of the upstairs property had not arranged to cover the loss of rent, so time was of the essence. Our team pushed for progress and ensured all potentially tricky questions over shared responsibilities were smoothly agreed upon.
